Overview

The NYC Department of Design and Construction, Public Buildings Division seeks a Senior Project Manager to manage complex capital commitment projects from inception through construction completion and close-out.

This is a full-time, 35-hour per week position located at 30-30 Thomson Avenue, Long Island City, NY 11101. The role reports to the Deputy/Program Director.

Note: Only candidates who are permanent in the Administrative Construction Project Manager title or those reachable on the DDC promotional list (exam #3523) or the open-competitive list (exam #3039) may apply. Please include a copy of your Notice of Result card or indicate if you are already permanent in the title.

Responsibilities

• •Manage complex capital commitment projects from conception through construction completion and close-out
• •Review proposed projects to determine how and when work should be performed
• •Work with Sponsor Agencies from project inception to ensure understanding of each project's scope and vision
• •Generate cost estimates to determine the price at which a project should be bid
• •Develop deliverable dates and schedules to ensure projects are completed in a timely, cost-effective manner
• •Supervise, coordinate, and direct project design, construction management, and construction staff
• •Resolve construction and design issues
• •Negotiate with contractors and vendors
• •Process and review change orders and project estimates
• •Ensure all safety precautions are adhered to and work is completed on schedule
• •Generate reports and attend meetings
• •Oversee contractor performance
• •Supervise, coordinate, and direct Project Managers and Junior Project Managers

Minimum Qualifications

At least six years of full-time satisfactory experience in construction management work on capital projects, each with a dollar value of at least $15,000, including at least eighteen months in a managerial or consultative capacity in an organization responsible for the management of construction; and a combination of the following sufficient to equal a total of ten years of education and experience:

• •Full-time satisfactory experience in construction inspection on capital projects (each valued at least $15,000), credited up to a maximum of four years
• •Full-time satisfactory experience in building construction as a journeyperson in one or more skilled building construction trades, credited up to a maximum of four years
• •Education at an accredited college leading to a bachelor's degree in architecture, landscape architecture, air pollution control, chemical, civil (including structural and bridge design), electrical, mechanical, or sanitary engineering, credited on the basis of 30 credits per year up to a maximum of four years

A New York State license as a professional engineer or registered architect (or from a state with reciprocity with New York State) may be substituted for the four years of education and experience described above. All candidates must still have at least six years of construction management experience, including at least eighteen months in a managerial or consultative capacity.

License Requirements

• •Possession of a Motor Vehicle Driver License valid in the State of New York, maintained throughout employment

Work Authorization

All candidates must be currently authorized to work full-time in the United States. DDC is unable to support or sponsor any visa application or extension. Educational credentials must be from a U.S. Department of Education-recognized accredited institution; foreign credentials require independent equivalency verification from an approved evaluation service.
