Role Summary
The Leasing & Marketing Manager is responsible for overseeing the community's marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. This role is based at 100 Midtown, a student living community.
Responsibilities
•Ensure achievement of the community's revenue and occupancy goals by directing marketing, advertising, and sales activities, overseeing on-site traffic, maintaining an inventory of ready apartments, setting rent pricing and concessions, and monitoring day-to-day sales and leasing activities.
•Stay informed about current market and competitor conditions, develop and implement short- and long-term marketing plans, and implement creative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases.
•Develop print and internet advertising strategies, use available technology to promote the community and communicate with prospects, and use property management software to generate sales and leasing reports.
•Work with the maintenance team to ensure the physical aspects of the community meet appearance and safety standards, inspect ready units for marketability, and use merchandising techniques such as mini-models to promote apartments to prospective applicants.
•Actively participate in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures.
•Review and analyze financial reports, shop reports, traffic and closing ratios, and other operational reports to identify and resolve issues impacting leasing performance. Present marketing and leasing strategies and results to clients, owners, and business managers.
•Oversee the lease renewal program, including resident renewal functions, managing communication and notification processes, and assisting with resident move-outs as necessary.
•Respond quickly and courteously to resident and client concerns, take prompt action to solve problems, and convey requests to the appropriate individuals.
•Supervise the leasing team by interviewing, hiring, orienting, and training employees, and manage their performance in accordance with company policies, values, and business practices.
